- A written Vietnamese contract is the basic standard. Even if you receive an explanation in Korean or English, the signed contract wording is what matters.
- Confirm whether you are contracting with the owner or an authorized representative. If it is a representative, check the power of attorney and ID.
- When a foreigner moves in, the landlord must handle temporary residence registration with the relevant authority. Confirm this after move-in.
- Deposit return, early termination, repair responsibility, and who pays management/electricity/water/internet should be written clearly.

Contract checklist
What to confirm before a rental contract
Most disputes happen when verbal terms and written terms differ. Check these before signing.
- Parties: owner/agent name, ID, power of attorney — confirm the real owner or properly delegated authority.
- Money: rent, deposit, prepaid months, and who pays management/electricity/water/internet/cleaning.
- Short-term contracts: 1–3 month rentals are usually more expensive than long-term market rates, and a separate tenant-side brokerage fee may apply.
- Short-term brokerage fee: because a Korean-operated agency cannot run on the same cost basis as local operators and the fee amount is often small, we kindly ask for your understanding when arranging short-term contracts.
- Residence registration: when a foreigner moves in, the landlord must handle temporary residence registration. Confirm the landlord will do it.
- Contract: a written agreement in Vietnamese (with English if needed) stating move-in/end dates, extension, early-termination notice, and penalties.
- Deposit return: agree in advance on the return date, deductible items, and bank-transfer or cash return method.
